Copperlane was founded by Athan Zhang and Brianna Lin, who combined backgrounds in computer science, finance, and mortgage-industry exposure. Meet Penny

At the center of Copperlane is Penny, its AI system for mortgage origination.

Penny is designed to interact with borrowers and lending teams throughout the origination workflow.

According to Copperlane, it can:

  • Guide borrowers through applications

  • Collect and validate documents

  • Follow up through SMS, voice, and email

  • Identify missing information

  • Track conditions

  • Answer guideline questions

  • Organize information before underwriting review

The important distinction is that Penny isn't positioned simply as a chatbot.

It's designed to take actions within the workflow.

Catching Problems Earlier

One of Copperlane's more interesting ideas is moving document verification earlier.

Instead of waiting for underwriting to discover missing information or inconsistencies, Penny can examine uploaded documents as they arrive.

For example, Copperlane says the system can identify issues such as a large deposit that may require additional explanation and prompt the borrower for clarification before the file reaches underwriting.

That changes the workflow from:

Collect → Wait → Underwriter finds problem → Follow up

to:

Collect → AI checks → Resolve issue → Underwriting

The value isn't simply speed.

It's reducing unnecessary back-and-forth.

An AI-Native Borrower Experience

Copperlane also applies AI directly to the borrower experience.

Its platform can dynamically adjust application fields based on the borrower's situation, use uploaded documents to populate information, and provide answers throughout the process.

The company says Penny can communicate with borrowers in 13 languages. That illustrates another potential advantage of AI in mortgage origination:

24/7 assistance without requiring a loan officer to personally handle every routine question.

Working With Existing Lending Systems

Another important aspect of Copperlane's strategy is that it isn't designed to replace a lender's entire technology stack.

Copperlane says the platform can layer on top of an existing Loan Origination System, including systems such as Encompass.

That allows the LOS to remain the lender's system of record while Copperlane handles portions of intake, document collection, borrower follow-up, and condition management.

For lenders, that could make AI adoption less disruptive than replacing a core system entirely.

Humans Still Make the Credit Decision

Copperlane explicitly states that Penny does not approve or deny loans.

Human oversight remains at credit-decision points, with underwriters retaining final authority over conditions. Copperlane also says AI-generated outputs should be independently verified before being relied upon for lending or regulatory decisions.

That creates a familiar model:

AI handles repetitive workflow → Humans retain lending judgment

Why Copperlane Is Worth Watching

Copperlane represents a broader change in how AI is entering financial services. The first generation of mortgage technology largely digitized existing processes. The next generation is attempting to automate the work inside those processes.

That's a significant distinction.

An online document portal moves paperwork from physical to digital.

An AI system that understands the document, identifies what's missing, communicates with the borrower, and prepares the information for the next stage is doing something fundamentally different.

Copperlane is interesting because it focuses on a problem that sounds simple but consumes enormous amounts of time:

coordination.

Loan officers shouldn't need to spend their day repeatedly asking borrowers for missing documents. Borrowers shouldn't need to wonder what they're supposed to submit next.

And underwriters shouldn't have to discover basic file problems that could have been identified earlier.

If AI can take responsibility for more of that coordination while keeping lending judgment with experienced professionals, it could create a better experience on both sides of the mortgage.

Blu Dot surpasses 2,000% ROAS with self-serve CTV ads

Home furniture brand Blu Dot blew up on CTV with help from Roku Ads Manager. Here’s how:

After a test campaign reached 211,000 households and achieved 1,010% ROAS, the brand went all in to promote its annual sales event. It removed age and income constraints to expand reach and shifted budget to custom audiences and retargeting, where intent was strongest.

The results speak for themselves. As Blu Dot increased their investment by 10x, ROAS jumped to 2,308% and more page-view conversions surpassed 50,000.

“For CTV campaigns, Roku has been a top performer,” said Claire Folkestad, Paid Media Strategist, Blu Dot. “Comping to our other platforms, we have seen really strong ROAS… and highly efficient CPMs, lower than any other CTV partner we've worked with.”

Using Roku Ads Manager, the campaign moved from a pilot to a permanent performance engine for the brand.
